Why Concrete Demolition and Replacement — Not Patching
The Truth About Patching Failed Concrete
When concrete demolition and replacement in Albuquerque comes up in conversation, most homeowners’ first instinct is to ask about patching. Consequently, that is usually the wrong question. A patch fills a crack or levels a sunken panel. However, it does nothing about what caused the crack or the settlement in the first place — uncompacted sub-grade, expansive soil movement, caliche irregularities, or years of freeze-thaw cycling degrading the concrete from within.
Therefore, within two seasons, the crack is back. Furthermore, because the patch bonds to failing concrete, it typically fails faster than the original surface. Over a five-year period, a patched failing driveway almost always costs more than a properly executed replacement would have cost in year one. As a result, we are honest about this on every estimate — if the concrete needs replacing, we say so and we explain specifically why.

What Failed — and Why
The existing driveway on this Four Hills property had multiple intersecting cracks, two settled sections that had created trip hazards at the panel edges, and a drainage problem that sent water toward the garage rather than away from it. Specifically, the original contractor had poured the driveway without adequate sub-grade compaction — which is the most common root cause of driveway failure in Albuquerque. Consequently, the soil settled under the load of years of vehicle traffic, the slab followed it, and the drainage slope reversed.
Patching these panels would not have fixed any of those root causes. The soil under the settled section would have continued settling. The drainage problem would have remained. Moreover, the patched panels would have failed again within two seasons because they were bonded to structurally compromised concrete. Therefore, replacement was the correct call — and the homeowner knew it by the time we walked the site together.
The Demolition — In-House Equipment, Same Day
We broke up the existing driveway with our own equipment through ABQ Backhoe & Bobcat Services. Consequently, the demo was complete and the debris loaded and hauled off-site in a single day. Furthermore, because the same company doing the demolition was doing the replacement, the sub-grade assessment happened immediately after the demo — not days later when a separate concrete contractor showed up to find conditions they did not know about. We identified the soft spots while the site was open and addressed them before forming began.
The Replacement — Built to Last This Time
Road base was imported and compacted in lifts to 95% Proctor density across the full driveway footprint. Forms were set with the correct drainage slope — away from the garage, not toward it. Rebar was installed on chairs at the correct depth. The joint pattern was planned in advance. 4,000 PSI concrete was poured, finished with a medium broom texture, joints were cut at the correct timing, and curing compound was applied immediately after finishing. The result is a driveway built to last 30 to 50 years in Albuquerque’s conditions — not another temporary fix that creates the same problem in a different location.
Old driveway out. Sub-grade corrected. New driveway in. One crew. One company. From the first break of the old concrete to the finished cured replacement — M&M Concrete — 45+ years. (505) 550-0418
The Complete Demolition & Replacement Process — Phase by Phase
How Every M&M Concrete Demo & Replace Project Works
Every demolition and replacement project follows the same disciplined sequence — regardless of whether it is a residential driveway in Four Hills or a commercial parking lot in the Albuquerque metro. Additionally, because we handle the full scope in-house, there is no gap between demolition and replacement where conditions change or accountability is lost.
DEMOLITION & REPLACEMENT — COMPLETE PHASE SEQUENCE
|
1
|
Site Assessment — What Failed and Why Before we break anything, we walk the site and identify what failed and the root cause. Consequently, the replacement is designed to address the actual problem — not just pour new concrete over the same conditions that caused the original failure. We give you a straight assessment and a written estimate before any work begins. |
|
2
|
Demolition — In-House Equipment, Clean Break We break up the existing concrete with our own Bobcat and backhoe equipment — clean breaks, controlled demolition that avoids damaging adjacent structures or utilities. Furthermore, all debris is loaded and hauled off-site the same day as demolition. No pile of broken concrete sitting on your property for a week waiting for a separate haul crew. |
|
3
|
Sub-Grade Assessment — What Is Under the Failed Concrete The moment the old concrete comes up, we assess the actual sub-grade conditions. Moreover, soft spots, organic material, caliche irregularities, and drainage problems are all visible and addressable before the new concrete goes in. This is the advantage of one company doing the full scope — the assessment and the correction happen at the same time, on the same day, by the same crew. |
|
4
|
Sub-Grade Correction — Import Fill, Compact, Verify Soft spots are removed and replaced with compactable select fill in lifts. Road base is imported where needed. Everything is mechanically compacted to 95% Proctor density across the full footprint. Therefore, the new concrete has the bearing capacity it needs to perform for 30 to 50 years — not just look good for the first two. |
|
5
|
Forming, Rebar & Drainage — Built Right Before the Pour Forms are set with correct drainage slope — away from structures, not toward them. Rebar is installed on chairs at mid-depth. Control joint locations are planned and marked. Vapor barrier is installed where required. Everything is right before the first truck is called — not corrected during the pour. |
|
6
|
Pour, Finish & Cure — To the Correct Specification 4,000 PSI concrete — no water added on site. Placed, consolidated, screeded to grade, finished to the specified surface. Control joints cut or tooled at the correct timing. Curing compound applied immediately after finishing — non-negotiable in Albuquerque’s dry climate. No water added. No corners cut. |
|
✓
|
Site Cleanup & Final Walk Forms are stripped, the site is cleaned, and we walk the finished surface with you. Drainage direction is confirmed. Joint placement is verified. The job is done when it is right — not when the clock runs out. |

Driveway Demolition & Replacement
The Most Common Project in Albuquerque — Done Right
More concrete demolition and replacement projects in Albuquerque involve driveways than any other surface type. Consequently, we have replaced more Albuquerque driveways than we can accurately count over 45 years. Furthermore, the root causes are almost always the same — uncompacted sub-grade, wire mesh that ended up at the bottom of the original pour doing nothing, or a mix design that was too weak for Albuquerque’s climate.
What the Replacement Spec Looks Like
🚗 M&M Concrete Driveway Replacement Standard Specification:
- Old concrete removed and hauled — in-house, same day as demolition
- Sub-grade assessed — soft spots identified and addressed before forming
- Road base compacted — 95% Proctor density, verified across full footprint
- 4 to 5 inch slab minimum — 6 inches for heavy vehicle access or RVs
- 4,000 PSI concrete — not the 3,000 PSI minimum some contractors use
- Rebar on chairs — #4 rebar at mid-depth, tied at intersections — never wire mesh
- Drainage slope designed at forming — away from the structure, not toward it
- Control joints planned in advance — not cut randomly or skipped
- Curing compound immediately after finishing — no exceptions in Albuquerque’s climate

Patio Demolition & Replacement
Drainage Is the Primary Problem on Most Albuquerque Patios
Failed concrete patios in Albuquerque typically have two root causes — poor sub-grade preparation and incorrect drainage slope. Moreover, they often have both. A patio that drains toward the house attacks the foundation every time it rains. Furthermore, a patio poured on uncompacted soil settles and cracks within a few years regardless of how good the concrete itself was.
When we replace a patio, therefore, we address both of these issues before the new concrete goes in. The sub-grade is corrected and compacted. The drainage slope is designed into the forming — not estimated during the pour. The result is a patio that drains correctly, stays level, and performs for decades instead of a few years.
Every patio finish is available for replacement projects — standard broom, stamped flagstone, exposed aggregate, colored, and salt finish. Additionally, if you are replacing a damaged patio and want to upgrade the finish at the same time, the replacement is the perfect opportunity. We design the new finish during the estimate visit and include it in the written quote.

Sidewalk, Curb & Gutter Demolition & Replacement
Trip Hazards and Liability — When to Act
A sidewalk panel with a trip hazard greater than half an inch — where one panel has settled or heaved above the adjacent panel — is a liability for the property owner. As a result, commercial property owners in Albuquerque face ADA compliance requirements that make deteriorated sidewalk panels a legal exposure. Consequently, proactive replacement is significantly less expensive than a slip-and-fall claim.
We replace individual panels or full sidewalk systems for residential and commercial properties. Moreover, on commercial replacements, the new panels are designed to meet current ADA requirements — correct cross slope, proper widths, and detectable warning surfaces at the transition points. See our full concrete sidewalks guide for the complete scope of sidewalk demolition and replacement services.
Curb & Gutter Replacement
Failed curbs and gutter sections are replaced with the correct curb type for the specific location — barrier curbs, rollover curbs, combination curb and gutter, and curb returns at driveway approaches. The drainage function of the curb is verified before the pour — a curb that doesn’t drain correctly defeats the purpose of replacing it. See our commercial concrete contractors guide for curb and gutter replacement scope on commercial properties.
Parking Lot & Commercial Slab Demolition & Replacement
Commercial Scale — Same Standards, Larger Scope
Commercial parking lot demolition and replacement involves significantly more concrete volume, more complex drainage design, and higher liability exposure than residential work. Additionally, getting it wrong on a commercial parking lot creates ADA compliance problems and ongoing maintenance costs that compound over time.
M&M Concrete — 45+ years — handles commercial concrete demolition and replacement throughout Albuquerque, Rio Rancho, and Santa Fe. Furthermore, we work directly with property managers, commercial property owners, and general contractors who need a concrete subcontractor for demolition and replacement scopes on commercial properties. The full commercial scope includes parking lots, loading docks, commercial sidewalk systems, and large-scale slab replacement. See our commercial concrete contractors guide for the complete commercial demolition and replacement scope including a 150,000 sq ft tilt-up warehouse case study.

Why In-House Equipment Changes Everything
One Company — Demo Through Pour
Most concrete contractors in Albuquerque do not own excavation equipment. Consequently, when a replacement project requires demolition and sub-grade correction, they subcontract those phases to a separate crew — creating a gap in accountability between the company that preps the site and the company that pours on top of it. When the new concrete eventually fails, both companies blame the other and neither takes responsibility.
In contrast, M&M Concrete handles the complete demolition and replacement scope in-house through ABQ Backhoe & Bobcat Services. Furthermore, the same crew that breaks up the old concrete, assesses the sub-grade, and prepares the site pours the new concrete on top of it. As a result, there is no handoff, no gap in knowledge about what is under the slab, and no finger-pointing if something goes wrong. One company. One invoice. Complete accountability.
✅ What In-House Equipment Makes Possible on Every Project:
- Same-day demolition and haul-off — no debris sitting on your property
- Immediate sub-grade assessment — problems identified while the site is open
- On-schedule replacement — no waiting for a separate concrete contractor’s availability
- No accountability gap — one company responsible for the complete outcome
- Land clearing and debris removal before demo if needed — see our land clearing and junk removal pages
- Written estimate covering the complete scope — no changes after you commit

Frequently Asked Questions — Concrete Demolition & Replacement Albuquerque
About the Decision to Replace
How do I know if my concrete needs replacement or just patching?
If you see multiple intersecting cracks, sections that have settled or heaved above adjacent panels, widespread surface scaling or spalling, drainage that runs toward your structure, or a trip hazard at a panel edge greater than half an inch — replacement is the correct call. Consequently, patching any of these conditions is temporary at best. Specifically, because the patch bonds to structurally compromised concrete, it typically fails within one to two seasons. We walk the site on every estimate visit and give you a straight assessment — patch if patching will actually solve the problem, replace if it won’t.
Why shouldn’t I just pour new concrete over the old?
Pouring a thin cap over old concrete is one of the most common mistakes in residential concrete work. However, the new layer bonds to a moving, cracked base. As a result, the underlying cracks telegraph through the cap within a season or two — and the drainage problems and sub-grade settlement that caused the original failure are still present underneath. Furthermore, capping reduces the drainage slope of the surface, which typically makes drainage problems worse. Full demolition and replacement is the only permanent solution.
How long does a full driveway replacement take?
Most residential driveway replacements take two to three days from start to finish. Day one is typically demolition, haul-off, and sub-grade correction. Day two is forming, rebar, and the concrete pour. The slab is open to foot traffic after 24 to 48 hours and to vehicle traffic after 7 days. Additionally, larger projects and commercial replacements are planned in phases and may take longer — we give you a realistic timeline during the estimate.
About Our Process & Standards
Do you use rebar or wire mesh on replacement projects?
Rebar — always. We use #4 or #5 rebar on chairs, tied at intersections, positioned at mid-depth throughout the pour. Wire mesh is a legacy material that almost always ends up at the bottom of the pour rather than mid-depth — at the bottom it does nothing for tensile strength. Therefore, we stopped using wire mesh on replacement projects decades ago. Every replacement we pour gets proper rebar. See our concrete installation guide for the complete engineering standard we apply to every pour.
Do you handle the demolition and the replacement, or just one?
Both — completely in house. M&M Concrete handles demolition, haul-off, sub-grade correction, forming, rebar, pour, finish, and curing through our own crew and equipment. Additionally, if junk and debris removal is needed before demolition begins, that is also in scope. See our junk and debris removal page for pre-demolition cleanup scope. One company from first break to final cured surface.
What concrete PSI do you use on replacement projects?
4,000 PSI minimum on all residential replacement work in Albuquerque. Furthermore, if the original concrete failed partly because of an inadequate mix design — which is common — we upgrade the specification on the replacement. For commercial replacements and projects in freeze-thaw-exposed areas, we specify 4,000 to 4,500 PSI with air entrainment consideration. See our concrete installation guide for the complete mix design approach we use throughout Albuquerque and central New Mexico.
Do you serve Rio Rancho and Santa Fe for demolition and replacement work?
Yes — both are regular service areas. Rio Rancho’s sandy loam over caliche creates specific sub-grade conditions we address on every replacement there. Santa Fe demolition and replacement uses freeze-thaw engineered concrete — the replacement is specified for Northern NM conditions, not Albuquerque valley conditions. Call (505) 550-0418 to discuss your specific location and project scope.

Damaged Concrete Will Not Fix Itself
Cracks expand. Settled sections continue to settle. Drainage problems get worse with every monsoon season. Moreover, what starts as a crack that needs patching becomes a replacement that needs a sub-grade correction — and the longer the original failure progresses, the larger the scope of the eventual replacement becomes. Therefore, acting now saves money and prevents the additional damage that failed concrete causes to adjacent structures and surfaces over time.
M&M Concrete — 45+ years — handles the complete demolition and replacement scope with our own crew and equipment. Consequently, one call covers everything — from the site assessment and written estimate through demolition, haul-off, sub-grade correction, and the finished replacement concrete. Call us at (505) 550-0418 and we will come to the site, walk the existing concrete with you, identify the root cause of the failure, and give you a written estimate before any work begins.
