The Site — North Albuquerque Acres Granite Terrain

North Albuquerque Acres sits on crushed and pulverized granite — excellent bearing capacity when properly prepared, but demanding excavation work that requires the right equipment. Additionally, the lot had significant grade changes across all three concrete scopes. As a result, drainage planning had to account for the full 13,800-square-foot footprint on a sloped site.

Therefore, we handled all excavation through ABQ Backhoe & Bobcat Services before a single form board went in the ground. The sub-grade was compacted, the grade was verified, and consequently the site was ready before we ordered the first concrete truck.

The Heated Slab — The Most Demanding Residential Pour

A heated foundation slab with a radiant floor system is the most unforgiving residential pour type we do. Specifically, the radiant tubing is embedded in the concrete. Once it cures, it is permanently inaccessible. For example, a tubing puncture during placement, a cold joint from poor sequencing, or a finish that traps moisture — any of these creates a problem the homeowner lives with for the life of the house.

As a result, we coordinated pour timing directly with the mechanical contractor installing the radiant system. The concrete was placed carefully around the tubing, consolidation was managed to avoid tubing displacement, and consequently the surface was steel-troweled to the flatness specification the flooring system required.

Rebar — Not Wire Mesh

Every concrete project M&M Concrete pours gets rebar — #4 or #5 depending on the application — set on chairs at mid-depth and tied at intersections. However, wire mesh is a legacy material that almost always ends up sitting at the bottom of the pour rather than mid-depth where it belongs. Consequently, at the bottom of the slab, it controls nothing. For this reason, we stopped using wire mesh decades ago.

Correct Slab Thickness — Every Pour

The difference between a 3.5-inch slab and a 5-inch slab in material cost is modest. However, the difference in performance over 30 years is enormous. Therefore, we pour driveways at 4 to 5 inches minimum — 6 inches for heavy vehicle access. We do not reduce slab thickness to sharpen a bid. The spec is the spec.

Control Joints — Planned Before the Pour

Control joints tell a concrete slab where to crack when shrinkage happens — and concrete always shrinks. As a result, joints placed wrong, or not placed at all, lead to random field cracking across the surface. Consequently, we plan joint locations before any forming begins, tool or cut them at the correct timing window, and never leave a large slab section without proper joint spacing.

A concrete slab is only as good as the ground underneath it. For example, a 5-inch, properly reinforced, 4,000 PSI slab sitting on uncompacted fill will crack and settle. In contrast, a 4-inch residential slab on properly compacted, undisturbed native soil will last for decades. Curing compound is applied to the entire surface immediately after finishing — locking in the moisture the concrete needs to reach design strength.
